Initial Buyer Preparation: • Outline buyer’s motivation for real estate purchase • Determine buyer’s purchase power by obtaining a pre-qualification and/or pre-approval letter from direct lender or mortgage broker • Compile buyer’s criteria for real estate and search for properties within guidelines provided • Work within buyer’s timeline and schedule • Establish best form of communicating multiple listing information to buyer i.e. email, fax, text message, phone • If buyer chooses, will set up automatic search for buyer to get direct multiple listing information Previewing Properties: Personally will preview properties, when applicable, to avoid showing buyer properties which do not meet buyer’s criteria. • Preview properties during broker’s open houses on Tuesdays and Fridays and when available, on Sunday open houses • Set up appointments with listing agents, when necessary, to preview property • Search online on a regular basis for new, change of price, change status of listings within buyer’s criteria • Meet with buyer to preview selected properties Documents explained and reviewed with you: • Agency Relationships Disclosure • Transfer Disclosure • Rodeo Realty Affiliated Services Disclosure • Seller Inspection Advisory • Rodeo Realty Addendum • Earthquake Hazards Disclosure • Gas Shut Off Valve/Low Flow Toilet Ordinance Disclosure • Insurance Claim Disclosure • Lead Based Paint Disclosure • Mold Disclosure • Disclosure and Consent for Representing More than One Buyer/Seller • Seller Statutory Disclosure • Statewide Buyer and Seller Advisory • Water Heater & Smoke Detector Requirement Disclosure • Seller Property Questionnaire Upon submitting an offer: • Will explain the purchase contract with you the buyer • Will provide a written comparative market analysis showing comparable properties current on the market, in escrow and recently sold in order to assist buyer in determining price • Will contact Buyer’s loan broker (if warranted) • Will draft counter-offers carefully to protect you • All pertinent disclosures delivered to seller upon acceptance of offer or with counter-offer Reports/Policies submitted for buyer’s approval: • Title Report (reviewed upon arrival) o Informs of any liens against the property, recorded easements, legal title and other important information • Natural Hazards Report (reviewed upon arrival) o Indicates if home is in an officially designated Earthquake, Flood, Liquefaction, High Fire Hazard zone or other environmental hazard zones designated by the State of California • Pest Control Report o Indicates termite infestation and dry rot issues on property Appointments made for the following: Will be on site for the following: • Buyer’s property Inspection o Will coordinate with listing agent and buyer’s schedule for the inspection of the property. o Will review with buyer and inspector the outcome of the report o Will discuss with buyer items in the report that buyer would like seller to address and submit to seller the Request For Repairs form • Will set-up/coordinate all other inspections requested by buyer • Will schedule and be on site for Buyer’s final walk thru During Escrow and Close: • Will review escrow instructions • Will issue to seller the document; Notice to Seller to Perform if disclosures and reports have not been issued to buyer within the time specified in the Purchase Agreement • Will be in contact with Buyer’s loan broker to ensure deadlines are met according to the Purchase Agreement • Will ensure that all legal required documents are completed • Will coordinate with listing agent of delivery of all keys and garage door openers upon confirmation of the recorded escrow WILL ALWAYS BE AVAILABLE FOR ANY FUTURE REAL ESTATE NEEDS FOR YOU OR SOMEONE YOU KNOW! |
